THREE PRIVATE SUITES - ONE HOUSE Rosebud is the lower-level suite in a home divided into three separately rented spaces. There’s a suite upstairs and a one-bedroom apartment beside you, each with its own guests and each locked off from your space. The only place you might cross paths is the lower back patio. Each downstairs suite has its own pair of Adirondack chairs, so there’s always a seat that’s yours. NOISE This is an older home with character, and the walls and floors are thinner than in newer construction. When the other spaces are booked, you may hear footsteps overhead from the upstairs suite, and voices, a television, or piano music from the apartment beside you. Those guests may hear you too. All guests are asked to keep noise low during quiet hours, 10 PM to 8 AM. The home is also on a busy street, so you may hear road noise and garbage collection early on Monday mornings. If a noise issue comes up, message us any time and we’ll handle it so you don’t have to. HEATING AND COOLING All three spaces share the home’s central heating system, so we manage the thermostat ourselves instead of leaving a control on the wall. Message us any time, day or night, and we’ll adjust it right away. Being upfront: the lower level runs cooler than the upstairs, especially once the weather turns. There is a space heater in the bedroom closet, and you're welcome to use it. CANCELLATION POLICY We follow the cancellation policy that was in place when you booked, as shown in your confirmation. If there’s any chance you’ll need to cancel, we recommend buying travel insurance at checkout. Refunds outside the booked policy aren’t available for weather, illness, or travel disruptions. NO PETS, NO SMOKING The building shares one central HVAC system, so we keep a strict no-pets and no-smoking policy to protect guests with allergies. Violations may result in a substantial fine. OUTDOOR CAMERAS Exterior security cameras cover both entrances to the house for your safety and may record video and audio. There are no cameras inside the home. DAMAGE PROTECTION Your cleaning fee includes a damage waiver that covers accidental damage during your stay. Intentional damage and anything that needs extra deep cleaning are the guest’s responsibility. If something breaks, just let us know so we can fix it before the next guests arrive. RENTAL AGREEMENT AND ID VERIFICATION Before check-in, we’ll send you a link to sign our rental agreement. You may also be asked to verify your identity through a secure third-party service with two-factor authentication. We don’t store any of your personal data. NEARBY ATTRACTIONS Walla Walla University (3 min): Concerts, music programs, and sports events open to the community. Downtown Walla Walla (8 min): Historic brick storefronts, galleries, boutiques, coffee shops, and dozens of tasting rooms within walking distance of each other. Lions Park: Recently renovated top to bottom and a local favorite for picnics, play, and an evening walk. The Marcus Whitman Hotel (10 min): The landmark 1928 hotel downtown, worth a stop for a drink in the lobby bar. Seven Hills Winery (11 min): A downtown pioneer of Walla Walla wine, known for elegant reds. Bledsoe Family Winery (12 min): A welcoming downtown tasting room pouring locally grown wines. Whitman Mission National Historic Site (12 min west): Walking trails and Oregon Trail history. Wine Valley Golf Club (14 min west): A scenic, challenging course with Blue Mountain views. Force Majeure Vineyards (14 min south): Premium, small-production wines. L’Ecole No 41 (18 min west): Acclaimed wines poured inside a restored historic schoolhouse. Walla Walla Vintners (20 min east): A rustic tasting room with vineyard views. WHERE TO EAT Passatempo Taverna: A laid-back local favorite for rustic Italian plates, pizza, and pasta. The Maple Counter Cafe: Huge gourmet breakfasts served all day, plus lunch, beer, and wine. Groceries: Several local markets and grocery stores are a short drive away. GETTING HERE AND AROUND Walla Walla Regional Airport (15 min): Regional flights, easy in and out. Rideshare: Uber operates here but isn’t always reliable, especially late at night. We recommend a rental car.
